
2008-2009 HOA BOARD ACCOMPLISHMENTS
(from June 7th, 2008 to Oct. 7th 2008)
Worked with volunteers to clean up some ditches behind Cheney Ranch that were contributing to flood problems
Established working relationship with new home builders. Getting them to request building extensions when needed and pay fines due
After the bad hail and rain storm, had the county come out and re dig some ditches, clean debris in places and clean roads
Held two HOA Board meeting, and included a representative of the Architectural Control Committee
Having the Board president attend all Architectural Control Committee meetings
Established a regular maintained schedule for entrances (Don't they look great?)
Had broken water fixed at first entrance (a tow truck ran over it turning around off the road after an accident!) We have found out what tow company it was and are in the process of getting them to pay the bill.
Through communication, were able to get the owner of lot #214 to get downed trees removed and fill in trenches. He graciously paid for this himself and we are very grateful for his cooperation.
In working with the county (and being a pest) have got the county to agree to do new culvert work on Broken Arrow, making another under road culvert to connect with main drainage ditch on north side of road.
Due to a new Government Grant issued to Linden Fire Dept, some home/lot owners have received letters notifying them that they need to fire proof their surroundings. If they agree, with Linden Fire Dept. supervision, they will receive one half of the cleanup cost back. (If it cost them $1000, they will receive $500. back)
If you think your property would qualify, and didn't receive a letter from them, call Marilyn Peters at 537-0555 if you are interested in participating in this program.
Have worked on two extreme noise nuisance situations. Hopefully, these will not be a problem again.
With the help of Stewart Management ( now Tenney and Associates) we have almost a dues past due paid by Oct. 10th. Those few that are not, will have liens filled on their property the week of Oct. 10th 2008. They will have to pay past dues, penalties, lien filling cost and lien release cost, to have lien released.

Rebuilding of Damaged Entrance Signs
New Planting and Landscaping for Entrances
Had the County to come out and dig out all roadway ditches throughout Cheney Ranch
Had the County to Replace Damaged Culverts on Cheney Ranch Loop and clean out several other culverts
Had Navopache repair tall lights at both entrances (twice!)
With the help of Stewart Managment, held special arbitration meeting for two neighbors - with the agreement they would abide by the Board's decision
Last fall, had the County trim weeds along the roadways throughout Cheney Ranch (and ADOT trim in front of Cheney Ranch along 260)
With the help of Sheryl Berentz, created a new web site for Cheney Ranch
With the help of Stewart Management, collected almost all dues and past dues, and special assessment fees (only 13 out of 250 are not paid, and liens have been placed on those few remaining)
To establish a legal fund, a special assessment was passed and collected ($50. per property). It is held in a separate account to be used only for legal fees.
Had county replace culvert at second entrance mailbox
Dealt with neighbor complaints about other neighbors not abiding with the CC&Rs
The Linden Fire Department has agreed to issue letters to property owners whose lots present a fire hazard
Worked on revising the CC&Rs
