Many people have wondered: WHAT DO WE GET FROM THE MANAGEMENT COMPANY FOR OUR $500. A MONTH?
Preparing of yearly taxes for our HOA (contacted local CPA and found out average cost for this type of tax preparation would be $1,000 to $1,500.)
Stewart Management does all bookkeeping for the HOA (average charge for bookkeeper in this area, for this type of work, is $175. per hr.)
Prepares all billings for dues--they provide paper and envelopes (we only pay for the postage)
Prepare any general mailings - provides paper and envelopes
Prints all general mailings, billings, meeting minutes, etc., for Cheney Ranch.
Handles the majority of phone calls from Cheney Ranch property owners
Collects all dues (no board member receives or handles any HOA money)
Opens and handles bank accounts for Cheney Ranch
Gets bids for HOA board on any work or repair projects that are needed
Hires Board's selection - then checks work and handles the payment
Assists the HOA Board and ACC with the handling of any property owner complaint
Helps mediate in neighbor disputes
Attends all board meetings, takes notes and types them up for board approval
Chuck often drives out to Cheney Ranch to check on problems, or at a property owner's request
Helps with emergency repairs - i.e., last summer broken water pipes at front entrance
Stores all documents and keeps fill records for Cheney Ranch
Keeps current on State HOA laws
